PUBLIC NOTICE
Request to amend Zoning By-Law No. 038
Public Notice is hereby given that the Quispamsis Town Council has been requested to and intends to consider amending By-law No. 38; a By-law of the Municipality of Quispamsis Respecting Zoning.
A parcel of land identified as 29 Pettingill Road, with PID No. 30207096 is being proposed to be rezoned from Neighbourhood Commercial (NC) to Central Commercial (CC) to bring the use of the property into compliance with Zoning By-law No. 038.
REASON FOR CHANGE: The property contains a dental clinic and the current and proposed future use of the building will remain that of a dental clinic, with no changes to the building or lot expected as a result of the rezoning. The concern regarding the current Neighbourhood Commercial zoning is the restrictive nature in terms of the permitted number of employees in a professional office as found in Section 15.(1)(c) of Zoning By-law No. 038. The Central Commercial zone will permit the current employee compliment at 29 Pettingill Road of three (3) dentist and 12 – 15 support staff.
Council, has referred the proposed rezoning application to the Planning Advisory Committee (PAC), for its written views, and set a Public Hearing date for December 5, 2023 at 6:00 p.m., in the council chambers of the Quispamsis Town Hall. With reference to Council’s Public Hearing scheduled for December 5, 2023; written objections to the proposed amendment may be made, (by email, or mail, or dropped off to Town Hall), to the Council in care of the undersigned and submitted no later than 1 pm on Thursday, November 30, 2023.
The proposed amendment is attached and may further be inspected by any interested person during regular office hours, 7:30 a.m. to 5:00 p.m., Monday to Friday inclusive, at the Quispamsis Town Hall, 12 Landing Court, Quispamsis, New Brunswick and/or by contacting the Clerk’s office.
